Willow Creek is one of those Dublin neighborhoods that rewards buyers who do their homework. Tucked up off Dougherty Road where the city starts to climb into the hills, it predates almost all of the East Dublin master-planned communities — and that head start shows up in ways that matter: mature street trees, larger lots, and the kind of settled, lived-in feel that a brand-new subdivision simply can't manufacture.

The neighborhood was built by The Gregory Group in 1989 and 1990 — a single-builder tract, which gives Willow Creek a cohesive look while still offering real variety in floor plans. These are detached single-family homes with contemporary California styling, three and four bedrooms, ranging from roughly 1,900 to 2,400 square feet. What sets the neighborhood apart from much of newer Dublin is the land: lots here run from about 5,000 up to 8,000 square feet, averaging around 7,000 — generous by today's standards, when so much new construction sits on compact 3,000-square-foot lots. If a real backyard matters to you, Willow Creek is one of the places in Dublin where you'll actually find one.

The setting is a big part of the appeal. The neighborhood backs up against a hillside, with mature trees throughout that give the streets an established character you don't get in the flat, newer tracts. There's a large community park adjacent to the development, and the creek-corridor trails nearby make it easy to get outside without getting in the car. It's a pocket that feels a little removed from the bustle of central Dublin while still being minutes from everything.

And "minutes from everything" is not an exaggeration here. From Willow Creek you've got quick access to both I-580 and I-680, which is a real advantage if your household commutes in different directions. The Dublin/Pleasanton BART station is an easy drive for the trip into Oakland or San Francisco. And you're close to the full sweep of Dublin shopping and dining — the Shops at Waterford, Hacienda Crossings with its movie theater, Persimmon Place with Whole Foods, and the Grafton Station and Fallon Gateway corridors are all within a short drive.

Here's where my read on Willow Creek gets practical. Because these are 1989–90 homes, condition and updates vary enormously house to house — some have been beautifully remodeled with updated kitchens and systems, others sit closer to original. That spread is actually an opportunity: it means there's room to buy smart and add value, but it also means pricing has to be done carefully, home by home, rather than off a blanket neighborhood average. When I price a Willow Creek listing or evaluate one for a buyer, I'm looking hard at the specific updates, the lot, and the position against the hill — those are the variables that move value here.

A word on the HOA: depending on the exact section, some homes in this area carry a homeowners association and some don't, and where there is one, what it covers varies. I always confirm the current HOA status and dues directly from the MLS listing rather than assume — and I don't publish dues figures here, since they change.

On schools: Willow Creek is assigned through Dublin Unified, and as part of the established central-and-west side of town, it has historically fed the original Dublin schools rather than the newer east-side campuses. Older sources point to Frederiksen or Murray for elementary, Wells Middle School, and Dublin High. That said, Dublin's boundaries have shifted in recent years as the district has added capacity and opened new schools, so I never take an assignment for granted — I verify the current school by the specific parcel address for every buyer before anyone gets attached to a particular campus.
