Wendt Ranch is one of those southeast Danville communities that flies a little under the radar until you actually drive through it — and then buyers tend to fall for it fast. Set in the rolling hills off Camino Tassajara, just outside the East Gate of Blackhawk, it's a master-planned neighborhood that pairs traditional architecture with a location that puts you close to everything while still feeling tucked into the hills.

Shapell Homes built Wendt Ranch in the early-to-mid 2000s, with the bulk of construction running from roughly 2003 to 2005. If you know Shapell, you know what that means: solid, well-built homes with classic styling that has aged gracefully. You'll see American Colonial and Spanish Colonial elevations throughout the community, and the floor plans were designed for real life — formal living and dining spaces, open kitchen-and-family-room layouts, and the main-level bedrooms and baths that buyers ask me about constantly. Homes here are detached single-family residences spanning roughly 2,400 to around 5,000 square feet across a handful of floor plans, sitting on lots that generally fall in the 6,000-to-8,200-square-foot range. That's a comfortable middle ground for a lot of my clients — enough room for a real yard and a three-car garage without the upkeep that comes with an estate-sized parcel.

One of my favorite things to point out on a showing is how the community relates to the surrounding open space. A number of homesites sit along the hillsides and preserved land, several back directly to it for added privacy, and the walking trails nearby make it easy to get outside. There's a homeowners association that looks after the common areas, and Wendt Ranch enjoys the same enviable position as its neighbors along this stretch — minutes from Blackhawk Plaza for shopping and dining, an easy drive to the boutiques, restaurants, and year-round farmers' market in charming Downtown Danville, and well placed for commuters heading toward the I-680 corridor and on toward Silicon Valley or San Francisco.

It also sits in good company. Wendt Ranch is neighbors with communities like Alamo Creek and Monterosso, and it's a short hop from the Dougherty Valley side of things in San Ramon. For buyers who want that southeast Danville lifestyle — a newer-construction feel, traditional homes, a hillside setting, and a top-tier address — this corridor is hard to beat, and Wendt Ranch is often the sweet spot on price relative to the larger estate neighborhoods nearby. It's a community I'm always glad to have on a buyer's tour because it tends to deliver more home for the money than its reputation suggests.

Now, the details I always make sure clients understand before they commit. On schools, Wendt Ranch is served by the highly regarded San Ramon Valley Unified School District, and homes in this area have typically been assigned to Tassajara Hills Elementary, Diablo Vista Middle, and Monte Vista High. I say "typically" on purpose — SRVUSD attendance boundaries can shift over time, and assignments along this corridor sometimes vary street to street, so if schools are driving your decision I'll always confirm the current assignment for the specific address directly with the district before we write an offer.

On the cost side, there's an HOA here that maintains the common areas, and like other developments along the Tassajara corridor, it's worth checking whether a particular home carries Mello-Roos or Community Facilities District special tax assessments on top of the base property tax. Those figures vary by property, so I never want a buyer estimating — I pull the actual most-recent tax bill and the HOA documents for any home we're serious about so we're budgeting with real numbers, not guesses.
