Most Pleasanton neighborhoods have one look and one era. Vintage Hills has several — and that's exactly what makes it so livable and so popular. Within one well-loved pocket on Pleasanton's east side, you'll find everything from charming 1970s ranch homes to mid-'80s contemporaries with community amenities to 1990s semi-custom estates climbing the hill. It's a true mix, which means there's a Vintage Hills home for a lot of different buyers and budgets. Here's how it all fits together.
Where it sits
Vintage Hills is set in the rolling hills on Pleasanton's east side, tucked between downtown Pleasanton and Ruby Hill, with the Livermore Valley wine country just beyond. You're close to State Route 84 and I-680, minutes from downtown's restaurants and shops, and surrounded by hillside views. It's one of those spots that feels established and a little elevated — literally and figuratively — while staying genuinely convenient.
A neighborhood that grew in chapters
The reason Vintage Hills feels so varied is that it was built in stages over several decades, each with its own character:
- The original Vintage Hills was built in the late 1960s and 1970s by H.C. Elliott — single-family homes with that warm, established feel, in Craftsman, Mediterranean, and ranch styles. These are generally one- and two-story homes with open kitchens and mostly two-car garages.
- Vintage Hills II followed in the mid-1980s, built by Emerald Construction — a more upscale, California-contemporary collection with vaulted ceilings, larger floorplans, three-car garages, and a community pool for its residents.
- Vintage Heights came in the 1990s as a semi-custom and custom enclave off Vineyard Avenue, with larger homes and bigger lots, many enjoying sweeping views of Mt. Diablo and the valley.
Climb higher up the hill and the area opens into even larger custom and estate properties — so the "Vintage Hills" name really spans a remarkable range, from approachable first move-up homes to genuine luxury estates.
The homes
Because of that layered history, the home mix here is wide. The original section generally runs from roughly the 1,400s to around 2,800 square feet on lots of about 6,500 to 10,000 square feet; Vintage Hills II steps up into the 2,300–3,200 square-foot range on larger lots; and the Heights and upper-hill homes climb well beyond that on lots stretching toward a half-acre and more. There are even a handful of condos at the entry end of the spectrum. Styles range from ranch and Craftsman to Mediterranean and contemporary, and many homes capture hillside or valley views. Whatever size and price point you're after, there's a real chance Vintage Hills has a version of it.
A note on amenities
One thing worth understanding: the community pool belongs specifically to Vintage Hills II, so pool access depends on which part of Vintage Hills a home is in — the original section and others generally don't share it. As always, I confirm HOA membership and what it includes for any specific home before a client counts on a particular amenity.
Schools
Vintage Hills is served by the highly regarded Pleasanton Unified School District, and award-winning Vintage Hills Elementary sits right within the neighborhood. Homes here have typically also been assigned to Pleasanton Middle School and Amador Valley High School. Because boundaries can shift over time, I always confirm the current designated schools parcel by parcel — so if schools matter to your search, let's verify for any specific home.
Lifestyle and getting around
Vintage Hills lives well. There are several parks woven through the neighborhood, the 80-acre Shadow Cliffs Regional Recreation Area nearby for swimming, fishing, and trails, and local favorites like Baci Bistro & Bar for a great meal close to home. For commuters, State Route 84 and I-680 are right there, downtown Pleasanton is minutes away, and the Livermore Valley wineries are practically next door. It's a neighborhood that balances established charm, outdoor access, and everyday convenience about as well as any in Pleasanton.
