It sits right up against one of Pleasanton's best parks, it's barely five minutes from downtown and the freeways, and its homes have the bright, open, contemporary feel that still lives well today. Where it sits
Ventana Hills is tucked into the southeast side of Pleasanton, nestled against Mission Hills Park. The location is one of its biggest selling points: residents are less than five minutes from downtown Pleasanton and from the I-580/I-680 interchange, with the Pleasanton library, Oak Hill shopping, and the ACE and BART connections all close at hand. You get a tucked-away, hillside feel without sacrificing any of the day-to-day convenience.
How it came together
Ventana Hills was built between 1989 and 1991, with the majority of its roughly 200 homes constructed by Shea Homes. The architecture is classic contemporary California — tile roofs, open floorplans, soaring vaulted ceilings, and lots of windows that pull in natural light. Shea offered four signature floorplans here — the Paloma, the Carmel, the Gibson, and the Alder — so while the neighborhood feels cohesive, there's real variety from street to street. There's also a small adjacent pocket known as the Diamond Collection, built around the same time with its own distinctive contemporary look.
Right next to the park
The defining feature of Ventana Hills is its setting against Mission Hills Park, with its playground, slide, and boardwalk paths just steps from many homes. Beyond the park, a number of homes back to open space and greenbelts, and several enjoy sweeping views of the ridge and the Pleasanton valley below. It's the kind of everyday access to green space — for a morning walk, an after-school playground run, or a quiet evening looking out over the hills — that's hard to put a price on.
The homes
Ventana Hills homes are generous and well-appointed. Most offer three to five bedrooms in roughly 2,500 to 3,200 square feet, in both one- and two-story layouts, with two- and three-car garage options. Inside, you'll find the open kitchen-and-family-room flow buyers love, dramatic formal living and dining spaces, wet bars, and spacious primary suites — some with their own fireplaces. Lots typically run from about a quarter-acre to a half-acre, with the premium parcels being those that back to open space or capture the ridge views.
Schools
Ventana Hills is served by the highly regarded Pleasanton Unified School District. Students here have typically attended Pleasanton Middle School, with the high school being either Amador Valley or Foothill depending on the address; elementary assignment in this part of Pleasanton can vary by home. Because boundaries can shift, I always confirm the current designated schools parcel by parcel — so if schools are part of your decision, let's verify before you fall for a particular house.
Getting around
For all its hillside calm, Ventana Hills is exceptionally well-connected. Downtown Pleasanton's restaurants, shops, and farmers' market are minutes away, the freeway interchange makes commuting in any direction straightforward, and ACE and BART are within easy reach for transit riders. Add the park and open space right at your doorstep, and you've got a neighborhood that balances quiet and convenience about as well as any in Pleasanton.
