If you've read my Avila guide, Valencia will feel familiar — and that's no accident. Valencia is one of three sister communities Signature Properties built in north Pleasanton's Hacienda corridor in the late 1990s, alongside Avila and Siena. Tucked just off Stoneridge Drive directly behind Avila, Valencia delivers something Pleasanton genuinely doesn't have much of: newer-era construction at the city's most attainable single-family price points, in a location built around the commute.
Valencia was built by Signature Properties between roughly 1997 and 1999, and it actually spans two collections — Valencia and Valencia II — which is why the homes here cover a wider range than buyers expect. At the entry end, you'll find attached and townhome-style plans starting around 1,050 to 1,150 square feet. From there, detached homes run up to about 1,900 square feet, and the Valencia II collection reaches past 2,300 square feet. All plans come with two-car garages, in both single-story and two-story configurations.
Lots are compact — averaging around 3,000 square feet — and that's the honest trade-off of this neighborhood. You're not buying a backyard here; you're buying a newer, low-maintenance home with late-'90s bones: open kitchens, attached garages, and layouts that still function the way today's buyers live. For first-time buyers, down-sizers, and commuters, that trade is often exactly right.
Valencia's homeowners association maintains the common areas and — the part residents actually use — a community pool and tennis courts. On lots this size, having shared amenities a short walk away meaningfully extends your living space in the warm months. As always, verify the current dues, what they cover, and the association's health through MLS data and the HOA documents during your transaction rather than relying on published figures that may be out of date.
This is where Valencia makes its strongest case. The neighborhood sits within the Hacienda Business Park area, which means some residents can genuinely walk or bike to work at the corporate campuses nearby — Workday's headquarters and the broader Hacienda employment base are right there. For everyone else, the West Dublin/Pleasanton BART station is minutes away, and both I-580 and I-680 are immediately accessible. If your week involves San Francisco, Oakland, or the Tri-Valley's own job centers, few Pleasanton addresses make the logistics easier.
Daily errands are equally simple: the shopping and dining along Stoneridge Drive and the Rosewood/Owens corridor are close, and Stoneridge Shopping Center is a quick drive.
School assignments cited for Valencia are Fairlands Elementary, Hart Middle School, and Foothill High School. School boundaries in Pleasanton are parcel-specific and can change over time, so verify the current assignment for any specific address directly with Pleasanton Unified School District before making a decision based on schools.
Buyers shopping Valencia should walk Avila and Siena in the same trip. All three share the Signature Properties DNA and the Hacienda location, but they differ in plan mix, lot configuration, and price point — and the right answer often comes down to which specific floor plan fits your life. Resale activity rotates among the three, so being open to all of them dramatically improves your odds in a market where these homes sell fast.
Valencia is one of Pleasanton's most rational buys. It won't win on lot size or grandeur, but for a buyer who wants newer construction, an HOA pool, BART and freeway access measured in minutes, and a realistic entry price into the Pleasanton school district, it's a short list of one corridor — and Valencia is at the heart of it. The spread between an attached Valencia plan and a Valencia II detached home is significant, both in price and in livability, so knowing exactly which plans exist and what they've sold for matters more here than in most neighborhoods.
