Boulevard is one of the newest large-scale communities in Dublin, and it has a backstory most neighborhoods don't. The land it sits on was part of Camp Parks, the Army reserve training site north of Dublin Boulevard, and it reached the residential map through a land exchange that opened up roughly 180 acres in the center of the city for a master-planned community. Brookfield Residential took it on, and what started as "Dublin Crossing" is now marketed as Boulevard — though plenty of locals and the MLS still use both names, so it's worth searching either way when you're looking.
What stands out first is the location. This is about as central as new construction gets in Dublin, set off Dublin Boulevard with Arnold Road, Central Parkway, and Scarlett Drive framing the community. You're minutes from the Dublin Boulevard retail corridor, the Hacienda Crossings and Dublin Place shopping centers, and the I-580/I-680 interchange. Both Dublin BART stations — Dublin/Pleasanton and West Dublin/Pleasanton — are a short drive, which matters to anyone commuting toward San Francisco, Oakland, or the South Bay. And if you'd rather skip the freeway, the Iron Horse and Alamo Canal trails are close by for biking and walking.
The housing stock is genuinely varied, which is part of the appeal. Because Boulevard was built out in phases by several builders under the Brookfield master plan, you'll find detached single-family homes alongside townhomes and attached products, most dating from the mid-2010s onward. The architecture leans contemporary — cleaner lines, modern exteriors, open main-level floor plans — and the layout is denser and more walkable, organized around paseos and pocket parks rather than long cul-de-sacs. Lots tend to run smaller than Dublin's older subdivisions, which is the trade for being brand-new and steps from a major park. If you want current finishes and low maintenance without taking on a renovation, this is the kind of inventory that delivers it.
Speaking of that park: the centerpiece here is the large Dublin Crossing Community Park, a public park being built out in phases right in the middle of the neighborhood, supplemented by smaller neighborhood greens and connected walkways. That central open space shapes a lot of the day-to-day character, and it's something a lot of east-Dublin communities don't have built right into the plan. You're also a short hop from Emerald Glen Park and The Wave, Dublin's aquatic complex, just a bit further east.
On schools, Boulevard is served by the Dublin Unified School District, which has been opening new campuses to keep pace with growth on this side of town. Because boundaries have shifted as those schools come online — and because Boulevard covers a fairly large footprint — specific assignment can vary by address. I'd always verify the current assigned schools by parcel before writing an offer rather than relying on a community-wide assumption, and I'm glad to pull that for any particular home.
A note on the HOA: Boulevard is a master-planned community, so most homes carry homeowners association membership, and some of the attached products sit under a sub-association as well. Dues and exactly what they cover differ by product type and builder phase, so I'd confirm the current figures and CC&Rs through the MLS listing and the HOA documents for the specific home before counting on anything.
