Tassajara Ranch is one of the more accessible ways into the Tassajara Valley corridor, and it's a neighborhood I often suggest to buyers who want established construction, real amenities, and a prime location without stretching to the corridor's larger price points. It sits at the corner of Crow Canyon Road and Camino Tassajara in southeast Danville, just north of Blackhawk — a position that turns out to be one of the most convenient in the whole corridor.

The community was built between 1991 and 1996 by four builders — Lusk Homes, Greystone Homes, Signature Properties, and Remington Homes — which gives it a nice variety of floor plans under one neighborhood umbrella. Homes range from about 1,600 to just over 3,000 square feet, with most landing in the 2,000-to-2,800-square-foot range, on lots that typically run 5,000 to 10,000 square feet. You'll find both two- and three-car garages and largely traditional architecture, and from the higher streets several homes capture that classic Mount Diablo view that defines this part of Danville. For buyers who find the corridor's newest estates out of reach, Tassajara Ranch is often where I can get them into the same setting and the same caliber of schools at a more attainable entry point.

Amenities are a genuine strength here. There's a homeowners association with a community pool — a junior-Olympic pool plus a tot pool — along with a cabana and clubhouse, and the association is well known for organizing neighborhood events and gatherings throughout the year. I don't publish HOA dues in these guides since they change, but I'll always walk you through the current figures, what they cover, and the rules for any home we consider.

Location is the other big draw. That Crow Canyon Road corner gives you a direct western connection to I-680, and puts Blackhawk Plaza, Tassajara Crossing shopping, Safeway, and CVS all within immediate reach. The boutiques, dining, and year-round farmers' market of downtown Danville are a short drive, and the broader Bay Area is an easy commute from here. Like much of the eastern corridor, Tassajara Ranch tends to deliver more home for the money than west-side Danville.

Now, the details I always pin down for buyers here — and Tassajara Ranch has one that genuinely matters. First, schools. The neighborhood sits right where the Danville and San Ramon school feeders meet, so the assignment can go one of two ways depending on the specific address: some homes have been assigned to the Danville-side schools — Tassajara Hills Elementary and Monte Vista High — while others fall to the Dougherty Valley/San Ramon side, including Coyote Creek Elementary and Dougherty Valley High, with Diablo Vista Middle serving much of the neighborhood in between. Both paths are within the highly regarded San Ramon Valley Unified School District, but the difference between Monte Vista and Dougherty Valley High is a big one for many buyers — so if schools are driving your decision, I always confirm the current assignment for the exact address directly with the district before we write. This is not a neighborhood to assume on.

Second, jurisdiction and carrying costs. Tassajara Ranch carries a Danville 94506 mailing address, but it sits in the Tassajara Valley, where public records place the surrounding corridor in unincorporated Contra Costa County rather than the incorporated Town of Danville — which determines who handles zoning, permits, and certain services. I confirm that at the parcel level too. And on taxes, while an established mid-1990s community like this generally isn't carrying the heavier Mello-Roos assessments tied to the corridor's newest developments, I still pull the actual most-recent tax bill for any home so we're budgeting on real numbers.

That combination — an accessible entry into the corridor, a genuine amenity package, an active community, a commuter-friendly corner location, and access to top SRVUSD schools — is exactly why Tassajara Ranch stays on so many of my buyers' lists.
