Floor plans lean traditional, with the formal living and dining spaces and the open kitchen-family rooms that have aged well and remodel beautifully.

A point of clarification I always make: Shadow Creek sits next to Blackhawk, but it's its own community — not behind Blackhawk's gates and not part of the Blackhawk homeowners association. For a lot of my buyers that's a sweet spot. You get the coveted address, the same surrounding hills and open space, and proximity to all the same amenities, often at a more approachable price point than comparable homes inside the gates. For commuters, I-680 is reachable via either Camino Tassajara or Crow Canyon Road, which keeps Silicon Valley, San Francisco, and the rest of the Bay Area within range.

Now, the details I always verify for buyers in this part of Danville. First, jurisdiction: Shadow Creek carries a Danville 94506 mailing address, but public records list these parcels as unincorporated Contra Costa County rather than the incorporated Town of Danville. That distinction matters because it determines which jurisdiction handles zoning, permits, and certain services. The good news is that schools fall under the San Ramon Valley Unified School District and fire protection comes from the San Ramon Valley Fire Protection District either way. I always confirm the governing jurisdiction for a specific address before we write.

Second, schools and carrying costs. Shadow Creek is served by the highly regarded SRVUSD, and homes in this area have typically been assigned to Tassajara Hills Elementary, Diablo Vista Middle, and Monte Vista High — though I say "typically" because attendance boundaries can shift and assignments along this corridor sometimes vary, so I'll always verify the current assignment for a specific address with the district. On the cost side, one nice thing about an established community like this is that it generally doesn't carry the Mello-Roos special tax assessments you'll find in the corridor's newer developments — but I still pull the actual most-recent tax bill, and confirm whether a given home carries any HOA dues, so we're budgeting on real numbers rather than assumptions.
