Schaefer Ranch is Dublin's far-west hilltop master-planned community, set north of I-580 against the Contra Costa County line and wrapped in open space. Opened in 2008 by Discovery Homes (with Standard Pacific and Toll Brothers), it's roughly 300 newer, larger homes — generally 2,100 to 4,000+ sq ft across neighborhoods like Mesa Point, Shadow Canyon, Silverado, and The Summit — many with hillside views, big lots, and single-story options. Residents enjoy a 10-acre park, ponds, and trails into the Dublin Hills Regional Open Space Preserve, plus an on-site preschool. A new luxury enclave, Schaefer Ranch Reserve, is on the way. Minutes from I-580/I-680, BART, and Hacienda Crossings/Stoneridge shopping. Commonly assigned to Dublin Elementary, Wells Middle, and Dublin High — verify by parcel. There is an HOA covering common areas and open space; confirm via MLS.
Schaefer Ranch is unlike anywhere else in Dublin. Tucked into the far western hills on the north side of I-580 — right up against the Contra Costa County line — it's a hilltop community that feels genuinely removed from the rest of the city, surrounded on nearly every side by open space. If you're drawn to views, privacy, and newer construction in a dramatic natural setting, this is one of the most distinctive addresses in the Tri-Valley.
The community was approved back in 1998 but didn't open until the spring of 2008, when Discovery Homes began building the first three neighborhoods — Mesa Point, Shadow Canyon, and Silverado — completing them by around 2012. Standard Pacific later built The Summit, and Toll Brothers added a collection of larger luxury homes. The result is a community of roughly 300 homes that skews newer and larger than most of Dublin, with floor plans generally running from about 2,100 square feet up past 4,000. Mesa Point sits at the more attainable end, with homes on 5,000-to-9,000-square-foot lots, while Shadow Canyon is the luxury tier — contemporary homes on big lots that reach up to around 16,000 square feet, many with three- and four-car garages and views. One nice detail you don't always get with new construction: several of these floor plans are available as single-story, which is increasingly rare in newer Tri-Valley building.
It's worth knowing that Schaefer Ranch is still growing. A new enclave, Schaefer Ranch Reserve — a small collection of luxury estate homes by Discovery Homes — is slated to open in the hills here, so brand-new construction remains part of the picture if that's what you're after.
The setting is the whole story. Schaefer Ranch wraps around a 10-acre community park, with ponds, walking paths, and trails that connect directly into the Dublin Hills Regional Open Space Preserve — there's even a regional park staging area built into the community. For anyone who wants to hike out their front door or simply wake up to hillside views, it's hard to beat. There's also an on-site preschool and daycare, which is a real convenience up here.
Now the honest part. That beautiful, away-from-it-all setting comes with a trade-off: Schaefer Ranch is one of the more remote pockets of Dublin. You're minutes from I-580 once you're down the hill, with I-680, BART, and shopping like Hacienda Crossings, Stoneridge, and a Costco center all within reach — but the drive to those everyday conveniences, and to the freeway on-ramp in morning traffic, runs a little longer than it does from central or east Dublin. It's also a higher-end community price-wise. None of that is a knock — it's simply the deal you make for the views and the privacy. My honest advice to buyers is to drive the commute from here at your real rush hour before you fall in love with the setting, so there are no surprises.
A practical note: Schaefer Ranch has an HOA that maintains the common areas and surrounding open space. Confirm the current dues and exactly what they cover through the MLS for any home you're considering.
On schools, Schaefer Ranch is part of the Dublin Unified School District, with homes commonly assigned to Dublin Elementary (some sources note Frederiksen), Wells Middle School, and Dublin High School. Because this is the far edge of the district and boundaries have moved over the years, verify the current assignment by parcel before you write an offer.
Here's my take. Schaefer Ranch offers something no other Dublin neighborhood really does — newer, larger homes in a hilltop setting wrapped in open space, with views and trails as everyday amenities. The things to weigh are the price point, the extra few minutes to conveniences, and the real differences between a Mesa Point home and a Shadow Canyon estate, which are very different products under the same community name. Match the right home and lot to the right comps, and the value here is genuinely special.
That's exactly where I can help.
