Named for the cliffside town on Italy's Amalfi Coast — and carrying that Mediterranean theme all the way through — Positano is one of the newer master-planned communities in Dublin, tucked into the rolling hills off Fallon Road, just east of Dublin Ranch. It's about 1,050 homes spread across a series of distinct, Italian-named villages, and it's become one of the most sought-after newer-construction addresses on the city's east side.

The homes here were built in phases beginning around 2008 and running through roughly 2016, by a mix of national and regional builders including K. Hovnanian, D.R. Horton, KB Homes, and Braddock & Logan. The architecture leans into a warm Mediterranean palette — Spanish Colonial, Tuscan, and Monterey influences — which gives the whole community a cohesive, upscale look that's a little different from the rest of Dublin. You'll see that reflected in the village names, too: pockets like Calarosa, Cantara, Biella, Maranello, Calabria, Verona Estates, and Veneto each have their own builder and floor plans. Homes generally range from around 1,600 square feet up past 4,000, with three to five bedrooms and two- and three-car garages, on lots that run anywhere from compact (around 3,500 square feet) to a quarter acre. Because it's a hillside community, a number of homes capture genuine views — the Tri-Valley, the surrounding hills, and beyond — and those view lots tend to carry a premium worth understanding before you make an offer.

Positano was designed with a real outdoor focus. The 5-acre Positano Hills Park sits up top with sweeping valley views, basketball courts, and picnic areas, while Sean Diamond Park anchors the middle of the community with a tennis court, a grass volleyball court, playgrounds, and walking paths. Just beyond, you've got Fallon Sports Park, Jordan Ranch Park, Cottonwood Creek Park, and the Dublin Ranch Golf Course all within easy reach. For everyday life, Fallon Gateway, the San Francisco Premium Outlets, and Pacific Pearl Plaza put shopping and dining minutes away, and access to I-580 and I-680 keeps the broader Bay Area close — roughly a half hour to San Jose, with Fremont and Livermore even closer.

Schools are a real draw here, but this is also where I'd slow down and verify, because Positano sits right on top of some of Dublin Unified's more intricate boundaries. Amador Elementary is actually located within the community, on Cantara Drive, and under the district's feeder pattern those students continue on to Fallon Middle School. That said, some streets in and around Positano fall into the Cottonwood Creek TK-8 boundary instead, and at the high school level the line between Dublin High and the newer Emerald High runs through this part of east Dublin. These are all well-regarded schools — but the specific assignment really does change block to block out here, so verify the current assignment by parcel before you write an offer.

One more practical note: Positano is a master-planned community with an HOA that maintains the common areas and parks, so confirm the dues and exactly what's covered through the MLS for any home you're considering.

Here's my honest take. Positano is among the most desirable newer-construction neighborhoods in Dublin — the architecture, the hillside setting, the parks, and the schools all work in its favor, and it tends to draw strong, steady demand. The things to weigh are the premium that comes with newer construction, the real differences between a view lot and an interior one, and those school boundaries. With homes ranging from the 1,600-square-foot end to 4,000-plus-square-foot estates, the "Positano" name alone won't tell you what a given home is worth — the village, the lot, and the view do.
