Discover Monterosso, a Lennar-built community of Italian-inspired homes along Danville's Camino Tassajara corridor, just outside the East Gate of Blackhawk.
Monterosso Neighborhood Guide | Danville
Monterosso is one of the more distinctive newer communities along Danville's Camino Tassajara corridor, set just outside the East Gate of Blackhawk. Lennar Homes built it in the mid-2000s — most of the community came together between roughly 2006 and 2008 — and from the street it has a clear identity. The whole development draws on an Italian hill-town theme, right down to the street names, and the homes carry the kind of traditional European-inspired architecture that has held up beautifully over the years.
What I like to point out to buyers is that Monterosso was designed around three home collections that step up in size, so there's real range under one community umbrella. The collections — Viella, Vercelli, and Milano — span floor plans from roughly 2,800 square feet up to about 4,300 square feet, with the larger plans offering five bedrooms, bonus rooms, tech stations, and the main-level bedroom-and-bath setups buyers ask me about all the time. Most homes sit on lots in the 6,500-to-7,500-square-foot range, with a handful of cul-de-sac lots stretching closer to 10,000 square feet. Several homesites back to open space with no rear neighbor and capture rolling-hill or Mount Diablo views — those are always the ones that move fastest when I'm representing buyers here.
One practical detail I make sure clients understand up front: Monterosso has a homeowners association that maintains the common areas, but unlike some of its neighbors along this corridor, it does not have a community pool or clubhouse. For some buyers that's a plus — less shared infrastructure to support — and for others who want resort-style amenities, I'll point them toward communities like Alamo Creek next door. It's the kind of thing worth knowing before you fall for a particular floor plan.
Location is a real strength. You're minutes from everyday shopping and dining at Tassajara Crossing — Safeway, CVS, Starbucks, a movie theater, and a gym — and from the upscale shops and restaurants at Blackhawk Plaza. Charming Downtown Danville, with its boutiques and year-round farmers' market, is a short drive, and the Tassajara sports fields and Diablo Vista Park are close by for the active households I work with. For commuters, I-680 is roughly ten to fifteen minutes west, which keeps the broader Bay Area within reach.
Now, two things I always verify for buyers in this part of Danville. First, jurisdiction. Monterosso carries a Danville 94506 mailing address, but this stretch of the Camino Tassajara corridor just outside Blackhawk is a patchwork of incorporated and unincorporated land — and public records list Monterosso parcels as unincorporated Contra Costa County rather than the incorporated Town of Danville. That distinction matters because it determines which jurisdiction handles zoning, permits, and certain services. The good news: schools fall under the San Ramon Valley Unified School District and fire protection comes from the San Ramon Valley Fire Protection District either way. I always confirm the governing jurisdiction for the specific address before we write.
Second, schools and special taxes. Monterosso is served by the highly regarded SRVUSD, and homes here have typically been assigned to Tassajara Hills Elementary, Diablo Vista Middle, and Monte Vista High — though I say "typically" because attendance boundaries can shift and assignments along this corridor sometimes vary, so I'll always verify the current assignment for a specific address with the district. And as with other newer developments here, it's worth checking whether a particular home carries Mello-Roos or Community Facilities District special tax assessments on top of the base property tax. I pull the actual most-recent tax bill and the HOA documents for any home we're serious about so we're budgeting on real numbers.
That blend — distinctive Lennar-built homes with generous floor plans, an enviable Blackhawk-adjacent location, easy access to shopping and the freeway, and one of the strongest school districts in the East Bay — is why Monterosso stays on so many of my buyers' lists. Whether you're hoping to buy here or you already own in the community and want to know what your home would bring in today's market, I'd love to be your guide. Let's connect.
