Montage is a Livermore neighborhood near Isabel known for its modern layouts, low-maintenance homes, and convenient access to commuting routes and nearby amenities.

 Montage Livermore — What It’s Actually Like Living Here

 Overview

Montage is one of those neighborhoods in Livermore that buyers don’t always ask for at first—but once I bring them through, it quickly becomes a favorite.

It’s tucked up against the hills right off Isabel, and you’re getting a newer feel compared to most of Livermore without having to go fully custom or out of area. The homes are clean, layouts make sense, and overall it just feels easier for a lot of buyers.

The Basics

Montage was built primarily in the early 2000s by Shea Homes, and you can feel that difference right away when you walk through the homes.

You’ll notice:

  • More open layouts
  • Higher ceilings
  • Better flow between kitchen, living, and dining
  • Less of that segmented, older Livermore floorplan

It’s a nice middle ground between older Livermore homes and newer construction without pushing too far out.


The Different Sections Within Montage

Montage offers a mix of home styles depending on what you’re looking for:

Portico (Condos)

  • 2–3 stories
  • ~1,100–1,500 sq ft
  • 1–2 car garages
    👉 Good option for lower maintenance living or getting into the neighborhood at a lower price point

Arborelle (Larger Condos, in a Quad)

  • ~1,700–2,200 sq ft
  • 1-3 stories
  • 2–4 bedrooms
    👉 Feels more spacious while still being relatively low maintenance

Ivy (Single Family Homes)

  • ~1,600–2,000+ sq ft
  • 3–4 bedrooms


💰 Price Point

Most homes in Montage typically fall around:

You’re paying a bit more than older parts of Livermore, but you’re getting:

  • newer construction
  • more functional layouts
  • homes that are generally more move-in ready
  • an hoa that covers exterior, pool, water, clubhouse, fitness center

Who This Neighborhood Is For

I usually recommend Montage to:

  • Buyers relocating from the South Bay who want more space 
  • Families who don’t want to take on a big remodel project
  • Downsizers who still want something newer and easier to maintain, without giving up too much space or functionality
  • People who want a quieter, more tucked-away feel but still need freeway access

 The Real Trade-Offs

No neighborhood is perfect, and this is what I always talk through with clients:

  • Traffic and speeding near the entrance
    Campus Hill (main way in and out) can get busy—especially during school hours—and people do tend to drive faster through there
  • Portola traffic
    Same thing—cars can move quickly along Portola
  • Isabel corridor activity
    Since you’re right off Isabel, you’ll feel that flow of traffic and activity nearby
  • Lot sizes
    Smaller compared to older Livermore neighborhoods like South Livermore

👉 None of these are dealbreakers for most people, but it’s important to know going in

Montage is located right near Isabel Avenue, with quick access to Interstate 580, which makes commuting pretty convenient.

You’re also close to:

  • Las Positas College
  • Downtown Livermore (restaurants, wineries, shopping)
  • Nearby parks and open space
  • Costco

 

🏫 Schools Serving Montage – Livermore

Homes in Montage are served by the Livermore Valley Joint Unified School District, one of the key reasons buyers consider this area.

School assignments should always be confirmed for a specific property, but Montage is commonly associated with the following schools:

💡 What Buyers Should Know

One of the advantages of Montage is having access to Junction Avenue K-8, which can simplify things for families who prefer staying within the same school for multiple years.

Granada High School is one of Livermore’s well-known high schools and is a big draw for many buyers looking in this area.

As always, boundaries can change, so it’s important to confirm school assignments directly with the district before purchasing.


🚧 Future Development — Valley Link

One thing to be aware of in this area is the planned Valley Link rail project.

This is a future commuter train expected to run along the 580 corridor, with a proposed station near Isabel. Since Montage sits right off Isabel, this is something I always make sure buyers are aware of.

It’s not running through the neighborhood itself—it follows the freeway—but depending on timing and construction phases, you may see activity in the surrounding area.

Long term, projects like this are typically designed to improve commuting and connectivity, which can be a positive for accessibility and potentially home values over time.


🏗️ Future Development Nearby — Isabel Crossing

Another big factor in this area is the ongoing development just off Isabel and Portola, known as Isabel Crossing.

This is a large mixed-use project that’s planned to bring a more walkable, “main street” style environment to this part of Livermore. Plans include new housing, a grocery store, restaurants, shops, parks, and community spaces.

Since Montage is located nearby, this has the potential to make everyday living more convenient over time—especially for things like grabbing groceries or meeting up locally without needing to head into downtown.

Like any development, there will be construction in phases, so it’s something to be aware of in the short term. But long term, this is one of those projects that can really improve how connected and livable the area feels.

My Take

If you’re someone who wants something that just feels easy—layout makes sense, condition is good, and you don’t want to take on a big project—Montage is a really solid option.

It’s not the biggest lots and it’s not the most custom feel in Livermore, but for a lot of buyers, the convenience, layout, and overall condition make it a strong choice.
