Some neighborhoods are small. Kolb Ranch Estates is practically a secret. Ten lots — that's the entire community — tucked along Kolb Ranch Drive in the hills of west Pleasanton beside The Preserve. If you've never heard of it, you're in good company: years can pass between sales here, and most buyers only discover it when they're touring The Preserve next door and ask, "wait, what's down that street?" Here's the answer.

A Different Kind of Estate Neighborhood

Kolb Ranch Estates was developed by Century Land starting in 2007, and its history explains its character. Only five of the ten lots were built out initially, with the remaining lots completed in the years that followed — which is why some homes here present newer than their neighbors, and why each one reads as an individual estate rather than a production repeat. Styling leans French Provincial and Mediterranean, with stone accents, courtyard entries, and tile roofs.

The defining feature, though, is the floor plan philosophy: these are grand single-level estates. Homes run roughly 4,300 to 4,600 square feet — soaring ceilings, five-bedroom configurations with en-suite baths, butler's pantries, multiple fireplaces, three-car garages — all without a staircase. In a market where buyers increasingly ask me for "single-story, but big," that combination is genuinely scarce in Pleasanton. Most of the city's 4,000+ square foot inventory is two-story; most of its single-story inventory is half this size. Kolb Ranch Estates sits almost alone in the overlap.

The lots match the homes: generally half an acre to three-quarters of an acre, with room for resort-style backyards. At least one estate here has its own planted Cabernet vineyard — a fitting nod to the Livermore Valley wine country a few minutes east.

What It Costs

With only ten homes, "market data" here is really a handful of individual stories. Sales over the past several years have ranged from the low $2 millions into the high $2 millions, with current values for the street trending toward $3 million. Because turnover is so rare and each home is so distinct, pricing a Kolb Ranch property is a custom exercise — recent neighborhood comps barely exist, so the analysis has to reach into The Preserve and the broader west Pleasanton estate market. That's worth knowing whether you're buying or selling here.

The community carries its own association — the Kolb Ranch Estates HOA — with dues that have run about $148 per month in recent MLS records, covering common-area maintenance, management, reserves, and the surrounding greenbelt. Confirm the current amount and coverage through the association documents during your transaction.

The Setting

Kolb Ranch Drive sits off Laurel Creek Drive in the hills of west Pleasanton, and MLS records actually place the enclave within The Preserve community itself — the SummerHill-era development wrapped around more than 100 acres of open space. That adjacency matters for daily life: the hiking trails threading through The Preserve's open space are effectively at your doorstep, and the ridge views that define this side of town are part of the package. Despite the tucked-away feel, you're minutes from Foothill Road, downtown Pleasanton, and the I-680 corridor for commuting.

Schools

School assignments cited for this pocket are Lydiksen Elementary, Hart Middle School, and Foothill High School. As always, Pleasanton school boundaries are parcel-specific and can change over time — verify the current assignment for any specific address directly with Pleasanton Unified School District before making decisions based on schools.

The Neighbors

The Preserve is the natural companion to Kolb Ranch Estates — semi-custom homes from 3,200 to over 4,000 square feet on quarter- to half-acre-plus lots, many backing to open space. Kolb Ranch Estates is the kind of neighborhood that never shows up on a "best of Pleasanton" list, purely because almost nobody knows it exists — and that's exactly its appeal. If this is the profile you want, the strategy isn't to wait for a listing; it's to know the street, know the owners' likely timelines, and be positioned before anything hits the MLS.
