Jordan Ranch is one of East Dublin's established master-planned communities, and it sits in a useful spot on the timeline: newer and more amenity-rich than the early-2000s neighborhoods, but fully built and settled in a way the brand-new communities further east aren't yet. It's off Fallon Road, next to Positano, on what was one of the first major developments to break ground in the area after the 2008 recession. Brookfield Homes built the first phase between 2013 and 2015, TriPointe Homes followed with a second phase starting in 2017, and the community is now complete — 780 homes in total, so it trades as resale today.

What makes Jordan Ranch work for a wide range of buyers is the deliberate mix of product. Of those 780 homes, roughly 457 are detached single-family and about 323 are condos and townhomes, spread across collections that each target a different buyer. Let me walk through them. On the detached end, Brookfield's Winwood offers three- to five-bedroom homes from about 2,250 to 2,700 square feet on roughly 4,000-square-foot lots, and Mariposa steps up to the largest homes in the community — three- to five-bedroom plans around 3,000 to 3,500 square feet on lots averaging 5,000 square feet. TriPointe's Slate added more two-story detached homes in the 2,200-to-2,460-square-foot range on smaller 3,000-to-4,000-square-foot lots. On the attached and entry end, Quartz is a small collection of duets around 2,000 to 2,200 square feet, and Onyx is three-story townhomes in the low-2,000s with alley-loaded garages. So whether you're after a larger detached home or a lower-maintenance townhome, Jordan Ranch likely has a version of it.

The homes lean traditional and farmhouse in style, which has aged well, and the community was built with the newer-East-Dublin amenity base in mind. There are neighborhood parks woven through Jordan Ranch — including a dedicated neighborhood square with a multi-use court, fitness stations, and play areas — plus an interconnected trail and bikeway network and nearby open space. You're also right by Fallon Sports Park, one of Dublin's marquee recreation facilities, and the East Dublin retail along Fallon Gateway and the Dublin Boulevard corridor is close at hand.

Now the honest trade-offs. Like most of the newer East Dublin communities, the lots are compact and the density is higher than the older detached neighborhoods — you're trading yard size for newer construction and amenities. The location is far East Dublin, off Fallon Road, so you're a bit further from the I-580 interchange and BART than the central neighborhoods, though commuters still have reasonable access. And there are two cost factors to pin down before you write an offer: every neighborhood in Jordan Ranch has a homeowners association that covers common-area maintenance, and a community this era and location very likely carries a Mello-Roos special tax on top of the HOA. Confirm both the HOA dues and any Mello-Roos against the current listing, because together they can add a meaningful amount to your monthly cost.

On schools: Jordan Ranch is in Dublin Unified, in the far-northeast part of town where the district's attendance lines have shifted with recent school openings — Cottonwood Creek K-8 in 2018 and Emerald High more recently. Depending on the exact parcel, this area has been served by schools including John Green or Cottonwood Creek for the younger grades, Fallon Middle, and Dublin or the newer Emerald High. Because assignment genuinely varies by street out here, verify the current elementary, middle, and high school by the specific address with the district before you commit.
