Two parks are close at hand, Moller Park and Muirwood Park, and you've got quick access to both I-580 and I-680, with BART nearby for commuters. It's that combination — a prestigious, slightly elevated ridge-side setting with genuinely easy access to everything — that keeps the neighborhood in high demand.

The homes

Forest Hill Estates was developed in the mid-1990s by Pan-Cal Development, a small South Bay builder, and it shows in the quality and the relatively limited number of homes. These are larger California contemporary homes, ranging from about 2,400 to 3,700 square feet, with four- and five-bedroom floor plans — and notably, the neighborhood includes both single-story and two-story plans, so single-level living is a real possibility here, which is hard to find at this size. Inside, expect lots of windows and natural light, high vaulted ceilings, elegant formal rooms, good-sized family rooms, luxurious primary suites, and three-car garages. What really sets the Estates apart from the original Forest Hill is the land: lots here are more generous, generally running from about 8,000 to well over 12,000 square feet. As with any neighborhood, individual homes vary in how extensively they've been updated, so condition and finishes are a home-by-home conversation.

The HOA

Forest Hill Estates has no homeowners' association — no monthly dues and no association layer over these homes. Forest Hill Estates falls within the Pleasanton Unified School District (PUSD). Homes here have generally been associated with Lydiksen Elementary School, Hart Middle School, and Foothill High School, with Lydiksen and Foothill close by.
