That means Charter Oaks can serve very different buyers — a move-up family and a first-time or low-maintenance buyer — all within one well-kept, well-located neighborhood.

Two Sides of Kamp Drive

The simplest way to understand Charter Oaks is by its dividing line. Kamp Drive splits the neighborhood into its two products:

The larger homes were built by Standard Pacific between 1988 and 1990 — California contemporary–style houses generally ranging from about 1,900 to 2,800 square feet, on lots typically 6,000 to 8,000 square feet, with a handful stretching toward a quarter acre. These have a notably gracious feel for their size, with vaulted ceilings, well-appointed kitchens, and generous primary suites, plus two- and three-car garage options. Buyers often describe this side of Charter Oaks as feeling more substantial than its square footage suggests — the floor plans use space well.

The duets make up the other side — attached homes built by Standard Pacific in the early 1990s, generally from about 1,300 to 2,000 square feet on compact lots averaging around 4,000 square feet. These are an attractive entry point into the neighborhood and into Pleasanton ownership: lower-maintenance, well-built, and often updated, with cathedral ceilings and the same central location as their larger neighbors.

The Iron Horse Trail Out Back

One of Charter Oaks' best features is geographic: the Iron Horse Trail — the regional path running all the way north to Lafayette — starts right behind the neighborhood. For anyone who walks, runs, or bikes, having that trail access at the edge of the community is a real daily-life amenity, and it's shared with the nearby newer neighborhoods in this pocket of east Pleasanton.

Charter Oaks sits in the heart of Pleasanton, east of Santa Rita Road off Mohr Avenue, with easy access to just about everything. Mohr Elementary School, parks, the Santa Rita and Stoneridge shopping corridors, and downtown Pleasanton are all close, and I-580, I-680, and the area's BART and ACE options are easily reached. It's quietly located away from busy through-streets, which gives it the calm, settled feel that long-time residents value.

That range is the neighborhood's strength, but it also means a "Charter Oaks" listing could be either product, so knowing which side of Kamp Drive a home sits on, and what comparable homes of that type have sold for, is essential to reading value correctly.
