The homes

What makes Carriage Gardens distinctive is that it came together in two waves, by different builders, which is why you'll see such a range here. The original homes went up in the mid-to-late 1980s and included both true custom homes and semi-custom homes built by Warmington. Then, between roughly 1998 and 2000, Black Mountain Development built custom homes on the remaining lots — so within a single neighborhood you've got two distinct eras of construction side by side. The result is real variety: homes range from around 2,000 square feet up past 5,000, on large parcels of roughly a half-acre to a full acre. With lots that size and a custom-home pedigree, no two homes are quite alike, and the bigger properties carry the kind of scale and privacy that are increasingly rare this close to town.

A note on the neighborhoods next door

If you've been searching online, you've probably seen Carriage Gardens grouped together with Castlewood Heights — a lot of sites lump the two into a single listing. They're neighbors, but they're not the same place: Castlewood Heights is a Pulte-built community from the early 2000s with its own distinct character and price profile. I keep the two separate so you're comparing the right homes, the right sizes, and the right price points. The same goes for the small Heather Hill enclave tucked in behind Carriage Gardens, and for Rose Point next door — each is its own neighborhood, and knowing exactly where the lines fall makes a real difference when you're weighing options.

The setting

Carriage Gardens enjoys the quiet advantages of south Pleasanton. The neighborhoods on this side of town sit in the lee of the Pleasanton Ridge, which means notably less wind than other parts of the valley, and you're close to open space, the Callippe Preserve Golf Course, and everyday shopping at the Oak Hill center. Downtown Pleasanton's dining, shops, and weekly farmers' market are a short drive away, and you've got excellent access to I-680 when you need to commute. It's the combination south-side buyers tend to want: a private, established setting that still keeps you minutes from the center of town.

Schools

Carriage Gardens is served by the highly regarded Pleasanton Unified School District. Homes in this part of south Pleasanton have generally been associated with Phoebe Hearst Elementary, Pleasanton Middle School, and Foothill High School — but assignments in Pleasanton can come down to the specific parcel, so I always verify the designated elementary, middle, and high school for any individual home with PUSD before a client makes a decision. The same goes for any HOA dues or special assessments, which I confirm per property through the MLS.
