Carlton Oaks: The Greenbriar Sister to Pheasant Ridge
If you love what Pheasant Ridge offers — the ridge-base setting, the Greenbriar quality, the central-yet-tucked-away feel — but you don't need 5,000+ square feet, Carlton Oaks is the neighborhood to know. Built by the same builder right next door, it delivers a very similar lifestyle in a somewhat more attainable footprint, which makes it one of the smarter values among Pleasanton's newer west-side luxury pockets.
Quick note to avoid a common mix-up: Carlton Oaks (this one, the Greenbriar community by Pheasant Ridge) is not the same as Canyon Oaks, the KB Homes community over on the Bernal Property. Same "Oaks," very different neighborhoods.
The homes
Carlton Oaks was built by Greenbriar Homes in the mid-2000s — generally cited as 2004 to 2006. The homes are substantial but a step down in scale from Pheasant Ridge: most range from roughly 3,200 to 3,900 square feet, on lots typically between 6,000 and 8,000 square feet. They were built to a genuinely luxurious standard, with dramatic vaulted ceilings, large custom-quality kitchens, generous room counts, and luxurious baths, and many enjoy lovely views of the Pleasanton Ridge to the west. As in Greenbriar's other communities, the home exteriors were varied to give the streetscape a more custom, less cookie-cutter feel.
Even at 20 years old, condition and upgrades vary home to home, so a careful walkthrough matters — and I'm glad to help you read what's been truly updated versus simply maintained.
The standout feature: the in-law suite
Here's what sets Carlton Oaks apart from a lot of its peers. Some models were built with an optional in-law unit above the garage — and this wasn't a token bonus room. It functioned as a genuinely separate apartment, with its own entrance, its own utilities, and in some cases even its own address. For multigenerational living, a long-term guest space, or potential rental flexibility, that's a meaningful and increasingly hard-to-find feature. If that's on your wish list, Carlton Oaks deserves a serious look — just confirm the specifics and any permits on the individual home.
The setting and amenities
Right in the middle of the development is Fawn Hills Park, a roughly 5-acre city park with picnic tables, barbecue pits, basketball courts, and a youth play area. It's a public park maintained by the city — not a private HOA facility — so it's everyday green space you can enjoy without association dues. The Marilyn Murphy Kane Trail runs nearby, winding along the creek to the west, and the open space and trails of the Pleasanton Ridge are essentially at the neighborhood's back.
On the HOA question: its sister community Pheasant Ridge is generally noted as having no HOA fee, and Fawn Hills being a city park supports that picture — but I wouldn't assume it. Confirm the HOA status and any dues on the specific Carlton Oaks home before you write or accept an offer, and I'll pull that for you.
Where it sits
Carlton Oaks is on Pleasanton's west side, off Bernal Avenue near Foothill Road at the base of the ridge. It's very close to the Bernal exit off I-680, which makes for quick, easy commute access, and historic downtown Pleasanton is just minutes away. It's a location that balances a quiet, scenic setting with real convenience.
Schools
Carlton Oaks is served by the highly regarded Pleasanton Unified School District. Homes here are consistently associated with Phoebe Hearst Elementary and Pleasanton Middle School — both within walking distance — with high school most often cited as Foothill High School. Because high school assignment in particular can vary, I'd confirm the current assignment by parcel address with the district before relying on it, and I'm glad to run that check for you.
