California Summerset is an established east-Pleasanton neighborhood built by Kaufman & Broad (now KB Homes) in 1993–1994 — the newer of the two east-side California neighborhoods. Mostly detached homes (~1,550–2,050 sq ft) on 4,000–6,000 sq ft lots, plus a handful of duets (~1,400–1,500 sq ft), off W. Las Positas Blvd near Meadows Park.

California Summerset: Newer KB Homes Near Meadows Park

California Summerset is an established single-family neighborhood on Pleasanton's east side — and like its neighbors, it comes with a name worth sorting out. Pleasanton has three "California" neighborhoods, all built by Kaufman & Broad (now KB Homes). California Summerset and California Place sit side by side over here on the east side near Meadows Park; California Reflections is the more central one near downtown. Of the two east-side neighborhoods, Summerset is the newer and generally the more attainable. Here's the full picture.

Where it sits

California Summerset sits on the eastern edge of Pleasanton, off West Las Positas Boulevard, within walking distance of Meadows Park at the end of W. Las Positas. It's part of the established Fairlands/Meadows Park pocket, and one of the nice touches is that some streets connect to a greenbelt leading to the neighborhood elementary school without using city streets. With excellent access to I-580 and BART, it's a genuinely commute-friendly location — a big part of why this corner of Pleasanton stays popular.

The homes

California Summerset was built by Kaufman & Broad (now KB Homes) in 1993 and 1994 — after the neighboring California Place. The main body of the neighborhood is detached single-family homes, generally ranging from about 1,550 to 2,050 square feet, with two-car attached garages on lots that typically run from about 4,000 to 6,000 square feet, plus the occasional larger cul-de-sac lot up to around 8,000. There's also a handful of duets — attached homes in the 1,400-to-1,500-square-foot range on smaller lots — which can be an attractive, lower-maintenance entry point into the neighborhood. That mix is part of what makes Summerset a bit more attainable than the roomier California Place next door. As an established neighborhood, homes here vary in how much they've been updated, so condition and finishes are a home-by-home conversation.

The HOA

Whether a given California Summerset home carries homeowners' association dues — and if so, what they cover — is something I confirm directly from the MLS and the disclosures rather than assume. It's worth being especially careful here, because the detached homes and the duets can be set up differently, and HOA costs are an important part of your monthly picture. Schools

California Summerset falls within the Pleasanton Unified School District (PUSD), in the Fairlands Elementary area — and as noted, some streets have greenbelt access right to the school. Because the assigned middle and high school can depend on the specific parcel, and assignments can shift over time, I always confirm the designated elementary, middle, and high school by address with PUSD before a buyer commits, rather than rely on a general label.
