California Place | Pleasanton

California Place is an established east-Pleasanton neighborhood built by Kaufman & Broad (now KB Homes) in 1988–1989 — the first and roomier of the two east-side California neighborhoods. Detached three- and four-bedroom homes (~1,880–2,260 sq ft) on 5,000–6,300 sq ft lots, off W. Las Positas Blvd near Meadows Park.

California Place: Roomier KB Homes on Pleasanton's East Side

California Place is an established single-family neighborhood on the eastern edge of Pleasanton, and it's the first thing I'll untangle: Pleasanton has three "California" neighborhoods, all built by the same company (Kaufman & Broad, now KB Homes). California Place and its neighbor California Summerset sit together over here on the east side near Meadows Park; California Reflections is the more central one near downtown. Of the three, California Place was the first built — and it tends to be the roomiest. Here's the full picture.

Where it sits

California Place sits on the eastern edge of Pleasanton, off West Las Positas Boulevard, within walking distance of Meadows Park — a large neighborhood park at the end of W. Las Positas. It's part of the established Fairlands/Meadows Park pocket, and one of the nicer touches is that some streets connect to a greenbelt that leads to the neighborhood elementary school without using city streets. You've also got excellent access to I-580 and BART, which makes this a genuinely commute-friendly part of town.

The homes

California Place was built by Kaufman & Broad (now KB Homes) in 1988 and 1989 — the first of the two east-side California neighborhoods. These are detached single-family homes with three- and four-bedroom floor plans, generally ranging from about 1,880 to 2,260 square feet, which makes them noticeably roomier than the later California Summerset homes next door. Most have two-car garages, with three-car garages on some plans, and lots generally run from about 5,000 to 6,300 square feet. As an established neighborhood now more than three decades old, homes here vary quite a bit in how extensively they've been updated — from largely original to fully remodeled — so condition and finishes are very much a home-by-home conversation.

The HOA

Whether a particular California Place home carries homeowners' association dues — and if so, what they cover — is something I confirm directly from the MLS and the disclosures rather than assume, since it's an important part of your monthly cost and easy to get wrong from a general description. I'll have those details for you before you write an offer.

Schools

California Place falls within the Pleasanton Unified School District (PUSD), in the Fairlands Elementary area — and as noted, some streets have greenbelt access right to the school. Because the assigned middle and high school can depend on the specific parcel, and assignments can shift over time, I always confirm the designated elementary, middle, and high school by address with PUSD before a buyer commits, rather than rely on a general label. If a particular school is driving your search, that's the first thing we verify.

Thinking about California Place?

For buyers who want a roomier detached home on the east side — near Meadows Park, a neighborhood school, and easy freeway and BART access — California Place is a strong option, and homes here tend to move well when they come up. It helps to know the floor plans, which homes have been updated, which lots and locations are the most desirable, and — importantly — to be clear whether you're looking at California Place or the smaller, newer California Summerset right next door, since the two are easy to confuse and don't price the same.
