Bonde Ranch is a sought-after south Pleasanton neighborhood developed by Shapell in the 1990s, prized for a rare combination: modern, good-sized homes on generous lots that back to preserved open space and hills — all within walking distance of downtown Pleasanton.
There's a particular kind of buyer who wants it all — a newer, larger home with modern floorplans, a generous lot that backs to open space and hills, and the ability to walk to downtown for dinner on a Friday night. In most towns, you have to pick. In Pleasanton, Bonde Ranch is the rare neighborhood that delivers all three. It's one of my favorite pockets to show, precisely because that combination almost never exists. Here's what makes it special.
Bonde Ranch is tucked into the south side of Pleasanton, near the Bernal Avenue and Sunol Boulevard corridor, with quick access to I-680. What truly sets the location apart is how close it is to downtown — from parts of the neighborhood, the shops, restaurants, and farmers' market of downtown Pleasanton are roughly a ten-minute walk. For a community of modern, good-sized homes, that walkable-to-downtown proximity is genuinely uncommon.
Bonde Ranch carries a real piece of Pleasanton history. The neighborhood is named for the Bonde family, longtime Pleasanton landowners who held hundreds of acres here for generations. When the family sold the property to Shapell for development, the lion's share of that land — several hundred acres — was preserved as permanent open space, and only a portion was used to build the neighborhood you see today. That's why so many Bonde Ranch homes back directly to protected hills and open space: the preservation was baked into the plan from the start.
Bonde Ranch was developed by Shapell in the mid-to-late 1990s, which means the homes carry the open, modern floorplans of that era rather than the compartmentalized layouts of older builds. The standout feature for many buyers is the setting: a large share of the homes back to the surrounding open space and enjoy views of the hills, giving you a sense of privacy and connection to nature that's hard to find this close to a downtown.
Most of Bonde Ranch consists of Shapell-built homes, generally ranging from around 2,200 to 3,300 square feet, with a handful of larger custom homes scattered throughout on lots Shapell sold off individually. Lot sizes vary nicely — from roughly 8,000 square feet up to half-acre parcels — with the premium lots typically being those that open to the hills and open space. The result is a neighborhood with real range: from a comfortable, right-sized home to something approaching an estate, all with the modern features today's buyers expect.
Bonde Ranch is served by the highly regarded Pleasanton Unified School District. Students here have typically attended Pleasanton Middle School, with the assigned high school being either Foothill or Amador Valley depending on the specific address. Because elementary and high school assignments in this part of Pleasanton can come down to the exact home, I always confirm the current designated schools parcel by parcel — so if schools matter to you, let's verify before you fall for a particular house.
This is one of the most convenient locations in all of Pleasanton. You're a short stroll or quick drive from everything downtown has to offer, close to I-680 for the broader East Bay commute, and surrounded by preserved open space and trails right at the neighborhood's edge. It's the kind of setting that lets you hike in the morning, walk to brunch, and still be home in minutes — without ever feeling like you've given up space or privacy.
Because Bonde Ranch pairs newer homes, big lots, open-space views, and downtown walkability — a combination that's genuinely rare — homes here are coveted and don't come up often. When the right one does, it pays to be ready. Whether you're actively searching or just want to understand what's selling here and at what price, I'd be glad to give you a clear, honest read.
I know Pleasanton's neighborhoods and the wider Tri-Valley market inside and out, and I'd love to help you find the right fit. Reach out anytime — let's find your home in Pleasanton.
