Amador Estates: A 1960s Classic at the Gateway to Downtown

Some Pleasanton neighborhoods you have to drive out to. Amador Estates isn't one of them. It sits right at the front door of downtown — close enough that a walk to Main Street is part of the appeal, not an afterthought — and it's one of the original Pleasanton subdivisions, which gives it a settled, lived-in feel you can't manufacture. After years of working the Tri-Valley, this is one of those pockets I'm always glad to show, because what's on paper doesn't do justice to what it feels like to turn onto the street.

The first thing you notice is the trees. The streets here are lined with mature, full-grown canopy — the kind that only comes with decades — and the homes underneath them are clearly cared for. This is a neighborhood with real pride of ownership, and it shows.

The homes

Amador Estates was built in the early-to-mid 1960s, and the homes reflect that era in the best way: classic California ranch style, predominantly single-level, with a handful of remodeled two-story homes mixed in. Most offer three to four bedrooms and two to three baths, with interiors generally running from around 1,100 to 1,700 square feet. Lots are a genuine draw — commonly in the 6,000 to 7,000 square foot range, with some stretching larger — which gives you room for a real backyard, something newer construction at this price point rarely matches.

Because these are sixty-year-old homes, condition varies a lot from one to the next. Many have been thoughtfully remodeled and updated over the years, and those tend to move quickly. Others are more original and priced accordingly. That spread is actually one of the things I like about Amador Estates — there's an entry point here for a buyer who wants to put in their own work, and a turnkey option for someone who doesn't. Knowing which is which, and pricing it right, is where having someone who's walked these homes makes a real difference.

Where it sits

Amador Estates is centrally located along Santa Rita Road, right across from Amador Valley High School. The walkability is the headline: you're within easy reach of downtown Pleasanton, with the Saturday farmers market, Main Street's restaurants and shops, and the year-round downtown events all close at hand. For commuters, the central position means quick access to the 580/680 corridors and BART.

You're also across from Amador Valley Community Park — over 23 acres of sports fields, picnic areas, and play structures — and the city's Dolores Bengtson Aquatic Center, with its Olympic-size pool, sits just across Santa Rita as well. Worth noting: those are public city facilities, not a private neighborhood association amenity, so there's typically no HOA tied to homes here — but always confirm on the specific property.

Schools

Amador Estates is served by the highly regarded Pleasanton Unified School District. Across multiple sources, homes here are associated with Alisal Elementary, Harvest Park Middle School, and Amador Valley High School — with Alisal sitting right at the edge of the neighborhood and Amador Valley directly across Santa Rita Road. School boundaries can shift and occasionally vary block to block, so I always confirm the current assignment by parcel address with the district before a client relies on it.

A quick insider note

If you've also been looking at the Jensen Tract, you're in the same pocket — the two subdivisions sit side by side and are roughly divided by Alisal Elementary, with Amador Estates on the north side and Jensen to the south. Jensen came first in the mid-1950s; Amador Estates followed in the 1960s. They share a lot of the same charm and location, with slightly different vintages.
