 Alamo Creek is one of Danville's newer master-planned communities, tucked along the eastern end of Camino Tassajara just outside the East Gate of Blackhawk. When I bring buyers out here, the first thing they notice is how much room there is to breathe — the community was planned around roughly 275 acres of preserved open space, with rolling hillsides, creek corridors, and walking trails woven right into the neighborhoods. It's a different feel from the older parts of town, and that's by design.

Construction here began in the mid-2000s and has continued in phases ever since, which is part of what makes Alamo Creek interesting to shop. You'll find a genuine range of homes under one community umbrella. Ponderosa Homes built the early Ponderosa Colony section in the late 2000s, Shapell built much of what followed, and after Toll Brothers acquired Shapell in 2014 they took over the remaining phases. That Toll Brothers chapter brought collections like Avery, Ashbury, and the hilltop Iron Oak neighborhood, where the lots stretch toward a half-acre and many homesites capture sweeping Mount Diablo and valley views. Depending on the collection, homes run from smaller, more attainable footprints up to large five- and six-bedroom residences well north of 5,000 square feet — so whether someone is right-sizing or looking for a showpiece, there's usually something in the mix.

The heart of the community is the Alamo Creek Community Center. It's an amenity package I'm always happy to walk clients through: a clubhouse with a community room and fitness center, a swimming pool, a playground, and neighborhood parks scattered throughout. There's even a fire station within the development, and sports fields along the Tassajara corridor are close by for the active households I work with. One detail I think is genuinely cool is the sustainability story behind the master plan — the development was built around a water-conservation agreement with EBMUD designed for no net increase in water use, which is a forward-thinking footnote most buyers don't expect.

Location is a big part of the pitch. You're minutes from Blackhawk Plaza for shopping and dining, a short drive to the boutiques, restaurants, and year-round farmers' market in charming Downtown Danville, and well positioned for commuters heading toward the I-680 corridor and on to Silicon Valley or San Francisco. It's the kind of spot where you feel a little removed from the bustle but you're never far from what you need.

A few things I always make sure my clients understand before they fall in love with a particular home. First, schools: Alamo Creek is served by the highly regarded San Ramon Valley Unified School District, and homes in this area have typically been assigned to Tassajara Hills Elementary, Diablo Vista Middle, and Monte Vista High. I say "typically" on purpose — SRVUSD attendance boundaries can and do shift, and assignments sometimes vary parcel to parcel, so if schools are a deciding factor I'll always confirm the current assignment for the specific address directly with the district before we write an offer.

Second, the cost side. There is a homeowners association here that maintains the community center, pools, and common areas, and like most newer master-planned communities along this stretch of Danville and the neighboring Tassajara corridor, many homes also carry Mello-Roos / Community Facilities District special tax assessments on top of the base property tax. Those numbers vary by phase, lot, and home size, so I never want a buyer guessing — I pull the actual most-recent tax bill and the HOA documents for any specific property so we're budgeting with real figures, not estimates.

That blend — newer construction, real amenities, generous open space, an enviable Blackhawk-adjacent address, and one of the strongest school districts in the East Bay — is exactly why Alamo Creek stays on so many of my buyers' short lists.
